To all my neighbors in Avalon. My name is Jeff Farmer and the original Owner of Lot 252 for 5 years now. I am the Service Manager for A Airconditioning and we are the HVAC company that put your Heatpump system in your new house. I am seeing a lot of the 2003, 04 & 05 Heatpump condenser Coil's turning white and deteriorating. If yours is doing this then you are losing efficiency and your Heatpump can not Heat or Cool at it's Factory rating and you will see your power bill slowly go up as time go's by. This is caused by our wonderful fresh salty ocean air & Home Sprinkler Systems and the Chlorine in the water. I can change this
coil with the part under warranty and just a small fee for labor.
We recently purchased a 2 year old home in Avalon. The second week we were there, in the middle of the night, all smoke detectors started going off. The only way to shut them off was to shut the circuit breaker. After having replaced all batteries, we turned the breaker back on only to find the detectors immediately started going off again. I read the earlier message on this board regarding the same problem and was wondering what was done to fix the problem If anything. We rented an Avalon home before we bought and had the exact same problem. I have been in an ongoing battle with Beazer about my driveway for the last 10 months. My driveway has an awful discoloration, especially when wet. Beazer is trying to tell me it is natural . It is not. I had an independent guy come in to take a look at it . He agreed with me and said it was not natural but was caused when they brushed out the concrete. Apparently they used dirty brushes and the dirt incorporated itself into the concrete. It has gotten to the point where I filed a complaint with the Better Business Bureau and Horry County. I wanted folks to know if they have the same problem to complain to Beazer. Beazer's response to me was if we replace yours then others are going to want it fixed. That response is ridiculous and unacceptable. Seventeen months after purchasing our new home in Avalon, the formica throughout the kitchen started to pop off. It happened in areas exposed to moisture as well as dry areas. Backsplashes peeled off the wall and edges popped up. The formica was clearly installed improperly. Beazer evaluated my claim. We went through a long process with three different evaluations and Beazer did accept some responsibility. They made a partial compensation payment. Still, this was a very time consuming and expensive situation. My out-of-pocket expense will exceed $1,000. No one should expect to replace counter tops after less than a year and a half. I just wanted to pass this on in case others have been affected
The expansion tank over my water heater had to be replaced last week. Have any other owners experienced this same problem on a 7 year old water heater? Also, the plumber advised our water heaters only last 6 - 8 years and it should be replaced, but he has no evidence of it's need. Should I have it done or am I wasting my money? Water heaters come in three categories (good, better, best). The good ones have a 6 year warranty, the better is 12 year, and the best has a lifetime warranty. You can believe that Beazer did not opt for the best. We are also in Avalon phase one (like Mr. Pagliaro) and our water heater finally died and sprung a leak about 3 months ago. The original Beazer water heater was always a piece of junk and we have had to replace both elements and both thermostats over the years. We decided to replace the water heater with the Whirlpool from Lowe's with a lifetime warranty. It is also crucial to replace the expansion tank because the rubber bladder inside deteriorates after several years (the expansion tank is the little tank that is over the water heater). Also, the original expansion tank Beazer installed was not the right size. The smaller 2 gallon expansion tank is only for water heaters UNDER 52 gallons. Beazer installed the smaller 2 gallon expansion tank on our 80 gallon water heater....that is why our pipes always rattled! As a side note, TWO of my neighbor's water heaters sprung leaks the same month that mine did (their houses are 7 years old also). When my water heater started leaking it shorted out one of the elements and started a small fire before the circuit breaker kicked off. My advice (for what it's worth) is to replace your original water heater around 6 years old whether it needs it or not, because it WILL start leaking sooner or later
My smoke detectors although are hard wired from time to time will just go off and it always happens in the middle of the night. I turn off the breaker and they are fine but once I turn the breaker back on it might be ok for a week or 2 or a month then it happens again. I have changed all the battery's in the detectors as well. Is anyone else having this problem or had this problem and know why this is happening?
As for the smoke detectors, YES! We've had the same thing happen, on a couple of occasions. Always in the middle of the night. (Someone is home most of the day and it has never happened then.) We always go ahead and replace the batteries, even if they were just replaced at Daylight Savings time changes, then pop them back into place. Ours are hard wired also. So far that seems to correct the problem for awhile. Glad to know it is not just our system ... it was a bit unnerving. I would also be interested in hearing if others have had that issue, and if there is a reason for it. Thanks for bringing that up!
